2015: Exceptional Trends for North Houston Area Real Estate

     As we close out 2014, we see so many variables in flux concerning the newest transformations happening across the Southeast region of Texas, and particularly in Montgomery County, and in all corners of the county. Construction is happening everywhere. Buildings are going up. The Grand Texas Theme Park, located on the east side of the county at 59 and 242, is slated to open in 2015. In the south quadrant of the county, the second Anadarko tower, called the Anadarko Hackett Tower,  has recently been finished. Just a little further south of the county line Southwest Energy’s  building has been completed. Also just south of the Montgomery County line, the current construction on the Exxon/Mobile campus, the Grand Parkway, and the new master-plan community Springwoods Village shouts the truth that the influx of families moving to the north reaches of Houston for jobs is nothing short of substantial. In the west corner of the county, Montgomery and Magnolia continue to grow housing developments, many of which feature acreage sites for those interested in building their custom home a little ways out from the urban sprawl. To the north, the communities surrounding Lake Conroe continue to thrive.
     Of all the ongoing developments bustling about the corners of the county, 2015 will also see a blossoming of new commerce and communities right in the center of Montgomery county. The former Camp Strake property is about to be transformed. The Boy Scouts of America end their tenure on the Camp Strake grounds with the closing of 2014. Now that 2015 has arrived, progress can begin on what has been called “one of the largest tracts of land within greater Houston.” Rumors about what intentions developers have in mind for this massive piece of property have enjoyed much public speculation, but we can be sure that plans will include a master-plan community , and very possibly a baseball complex for a Triple-A baseball club that the Astros have been looking to acquire. 2015 will likely include the full fleshing-out of what may come of this new development.

2015: Growth in Spite of Temporary Recession

 

     Juxtaposed against the boom is the projected recession, which has already begun to hit the area as a result of the fantastic success of the newest technologies in fracking. The proof of this is at the pump: as oil prices plummet with the sharp rise in surplus, this will translate into some layoffs and quite possibly some slowdowns in some of the ongoing developments. But the overall business-friendly environment of Texas will be a wonderful buffer to weather what is expected to be a temporary slump. In October the Urban Land Institute recognized the Houston area to be top rated market for real estate investors in the whole country.

A Proactive Business Environment


      The reason there is so much confidence, unimpeded by the oil price slump, is because Houston is not merely growing out of the soil of oil. Its commerce is fed by growth in the medical industries, educational industries, and the development of a multitude of other technologies of companies who are thriving in the business-friendly environs of the state.
     Also in 2015, the Urban Land Institute’s 2015 ULI Spring Meeting is going to be held right here in Houston this coming May. Business Big Boom means House-Building Big Boom

This week, another story broke about yet another major international corporation coming to pitch a big tent here in the Houston area. Germany-based Siemens AG, the engineering firm headquartered in Munich, has just bought Houston-based heavy equipment manufacturer Dresser-Rand for a cool $7.6 billion, in cash. Their objective is specific and not a secret: Siemens has acquired the heavy equipment business not with the intention of of supplying heavy equipment to the oil industry. No, no. Siemens intends to become an energy provider, too. With their combined strengths of a host of German engineers and oil field equipment in their possession, they are entering the oil/gas industry in a grand style, with the benefit of the energy-friendly business environment of Houston, Texas, where oil and gas reign supreme again. "The combined activities will create a world-class provider for the growing oil and gas markets. With this, Dresser-Rand will become 'the oil and gas' company within Siemens and fit right into our Siemens Vision 2020," CEO Joe Kaeser said in his statement.

New Master Planned Communities Underway

Siemens will be joining other big players who are already establishing themselves here. Exxon-Mobile is building from the ground-up its new world headquarters, just north of Houston on a campus located south of The Woodlands. Southwestern Energy has its new headquarters here as well, just a stone’s throw from Exxon-Mobile, and a host of other energy-related companies like Layne Christiansen, a drilling company, are reported to be in various degrees either relocating their headquarters to the area or beefing up their presence here . As a consequence, the influx of all the people relocating here for their employment has caused a dramatic positive impact on home and property prices. Homes that have barely been pocket-listed are practically sold before they even have a chance to be assigned an MLS number. Two brand-new master-planned communities are in the works. There is Springwoods Village, at the northwest corner of I-45 and the Grand Parkway. Construction has already begun on this project. Then further up I-45, on the land that used to be Camp Strake, Johnson Development Corp. is about to start construction on a community at the southwest corner of I-45 and Loop 336 in Conroe, due to begin in 2015.

A New Development in Imperial Oaks 

And now we have news of another housing development in the works. McGuyer Homebuilders Inc. is developing a new community within Imperial Oaks, a community east of the I-45 corridor, also near The Woodlands. They have partnered with five home builders to develop this 400-acre tract:
  • Ashton Woods Homes USA LLC

  • Beazer Homes USA Inc.

  • Coventry Homes

  • J. Patrick Homes

  • Plantation Homes 

These homes are expected to range in price from $200K to $600K, and they are breaking ground this month. So this is more good news for area residents and real estate, and better news for those who will be coming this way for their employment: there will be a heap load of new, beautiful homes, very close by their offices, and eagerly awaiting their ownership.
